Retrospective Appraisals
A retrospective appraisal develops an opinion of value as of a specific date in the past. These assignments are commonly needed for estate matters, divorce, litigation, tax purposes, financial reporting, and other situations where the current value is not the relevant question.
A credible retrospective appraisal requires more than using old sales. The analysis must reconstruct the market conditions, property characteristics, available data, and relevant influences that existed as of the required effective date.
